General Terms and Conditions (GTC)

Accommodation Agreement

We are pleased that you have chosen one of our holiday apartments.
To ensure a smooth process and a pleasant stay, we kindly ask you to carefully read the following General Terms and Conditions (GTC). These terms govern the contractual relationship between the tenant (guest) and the landlord. By booking one of our holiday apartments, you agree to these GTC in their entirety.

Our apartments are furnished with care to provide you with a comfortable and relaxing stay. In order to ensure a consistently positive experience for all guests, certain rules and guidelines apply. Should you have any questions regarding these GTC, please feel free to contact us at any time.

Booking

Once you have made a written, verbal, or online reservation and have received the booking confirmation documents from the landlord, the booking becomes binding.

The landlord reserves the right to correct obvious errors such as typographical or calculation mistakes.

Special requests, provisional bookings, and verbal side agreements are only binding if they are submitted in writing (by email or post) and confirmed by us. Otherwise, the original booking remains valid. The cancellation policy applies in all cases.

By completing the booking, the tenant fully accepts these General Terms and Conditions.

Check-in / Check-out

  • The apartment is available from 3:00 PM on the day of arrival.
  • On the day of departure, the apartment must be vacated by 11:00 AM.

Rental Price

The rental price is charged as a daily flat rate. It includes all costs such as taxes, fees, utilities, rental price, final cleaning, and bed linen.

Taxes

All applicable taxes are included in the booking based on the number of persons stated.

In the event of additional occupancy and any resulting inspections or claims by the municipality or tourism office, the tenant bears full responsibility.

If the apartment is occupied by more persons than stated in the rental agreement and this has not been reported in writing to the landlord, the tenant is fully liable in the event of inspections or discrepancies related to local tourist tax regulations.

Payment Terms

The full booking amount is due immediately upon booking.

The landlord reserves the right not to release access to the apartment if payment has not been received. In such cases, the apartment will remain locked.

Cancellation Policy

The guest may cancel the booking at any time. The following cancellation conditions apply:

  • Up to 60 days before arrival: no cancellation fee
  • 59 to 45 days before arrival: 20% of the total booking amount
  • 44 to 30 days before arrival: 50% of the total booking amount
  • 30 to 0 days before arrival or no-show: 100% of the total booking amount

If the guest departs earlier than agreed or does not arrive at all, there is no entitlement to a refund. Any outstanding amounts remain payable.

The landlord may reject a replacement tenant proposed by the guest without stating reasons.

Cancellations must be submitted via email, message, or telephone to be considered valid.

Use of the Apartment

The apartment may only be used by the number of persons specified in the booking.

The maximum occupancy (including children) must not be exceeded. In case of over-occupancy, additional persons may be asked to leave. Any additional tourist taxes will be charged retroactively. The main tenant is liable for damages and additional costs resulting from excessive occupancy.

The tenant agrees to treat the apartment and its inventory with care.

The kitchen must be returned clean, including the dishwasher with cleaned internal filters.

Wi-Fi and TV (if available) are provided on a best-effort basis. The landlord is not liable for disruptions, as these services are provided by third parties.

Heating / Hot Water

In the interest of climate protection, heating and hot water systems are managed accordingly.
If you notice insufficient hot water or room heating, please contact us so we can assist you.

Return of the Apartment / Final Cleaning

Final cleaning is included in the rental price. However, the tenant is expected to leave the apartment on time and in a tidy condition.

The kitchen must be left clean, including the dishwasher with cleaned filters and the coffee machine.

Force Majeure and Serious Circumstances

In the event of damage caused by natural forces or environmental disasters, the landlord may withdraw from the contract without providing replacement accommodation or compensation. Paid amounts will not be refunded.

The landlord may terminate the rental agreement during the stay if serious circumstances prevent continued use of the apartment or endanger the guest. Payments already made will be refunded, minus services already provided.

Where possible, the landlord may offer equivalent replacement accommodation. If the apartment becomes unusable due to force majeure (e.g. natural disasters, hail, etc.), the landlord is not liable for resulting damages or loss of holiday enjoyment.

Liability

The landlord is not liable for the tenant’s personal belongings.

The tenant is liable for all damages caused by themselves, their travel companions, or guests.

No guarantee is given for descriptions of the apartments on the website or in booking documents. Changes to furniture or layout may occur and must be accepted.

Use of all facilities, including gardens and terraces, is at the tenant’s own risk.

Children must never be left unattended. The landlord assumes no liability for accidents or damages resulting from lack of supervision.

The tenant expressly releases the landlord from any claims arising from accidents occurring within the apartment or its surroundings. Use of the apartment and its facilities is entirely at the tenant’s own risk.

Complaints

Any defects must be reported within 24 hours of check-in. After this period, no claims for reduction or compensation can be made.

Complaints must be reported immediately to allow the landlord to remedy the issue. No refund will be granted for early departure due to personal reasons.

As the apartment is used by many guests, signs of normal wear and tear may occur. Occasional local insects do not entitle guests to a rent reduction.

Construction work or temporary noise disturbances (e.g. helicopter transport noise) are beyond the landlord’s control and do not justify rent reductions or compensation claims.

Pets

Pets are not permitted.
If pets are brought without authorization, additional cleaning and garden maintenance costs, as well as a daily fee, will be charged.

Travel Insurance

We recommend taking out travel cancellation insurance or checking your existing insurance coverage.

Final Provisions

Any amendments or additions to this agreement must be made in writing.

If any provision of this agreement is or becomes invalid, the validity of the remaining provisions shall remain unaffected.

Swiss law shall apply.
