Terms and Conditions for the Accommodation Agreement
We are pleased that you have chosen one of our holiday apartments. To ensure a smooth process and an enjoyable time in our apartment, we kindly ask you to read the following Terms and Conditions (T&Cs) carefully. These T&Cs govern the contractual relationship between tenant and landlord. By booking our holiday apartment, you accept these T&Cs. Our holiday apartments are carefully furnished to provide you with a comfortable and relaxing stay. To ensure all guests have the same positive experience, we have established some rules and guidelines. If you have any questions about these T&Cs, we are available at any time.
Booking
Once you have made a written, oral, or online reservation and received the documents from the landlord, your booking will be binding. Corrections of obvious errors such as printing and calculation errors are reserved. Special requests, provisional bookings, and verbal side agreements are only binding if they are submitted to us in writing (by email or post) and confirmed by us. Otherwise, the original booking remains valid. The cancellation conditions apply in any case. By completing the booking, the tenant fully accepts the Terms and Conditions.
Check-In
The holiday apartment is available from 3:00 PM on the day of arrival. On the day of departure, the holiday apartment must be vacated by 11:00 AM.
Rental Price
The rental price is calculated as a daily flat rate. This includes all costs such as taxes, fees, utilities, rental price, final cleaning, and bed linen.
Taxes
All taxes are included in the booking according to the number of persons listed. In case of over-occupancy and its consequences or control by the municipality or tourism office, the tenant is fully responsible. In the event of over-occupancy not reported to the landlord in writing, the tenant is fully liable for any discrepancies or controls regarding the local tax regulations.
Payment Terms
The booking amount is due immediately upon booking. The landlord reserves the right not to release the house if payment is not made. In such a case, the house remains locked.
Cancellation
The guest can cancel the booking at any time; the cancellation conditions listed below apply.
If the guest departs earlier than agreed or does not appear, there is no claim for a refund. Any outstanding amounts remain due. The landlord may reject replacement tenants proposed by the guest without giving reasons. Cancellations must be submitted via email, message, or phone to be valid.
Use of the Holiday Apartment
The holiday apartment may only be used by the number of persons stated in the booking. The apartment may only be occupied by the maximum number of persons (including children). In case of over-occupancy, the landlord may evict additional persons. The local tax will be charged retroactively for additional persons. The main tenant is liable for damages and additional costs due to over-occupancy. The tenant agrees to treat the apartment and its inventory with care. The kitchen must be handed over clean, including the dishwasher with cleaned filters inside. The use of WiFi (internet) and TV (if available) is on a best-effort basis. The landlord is not liable for malfunctions, as these services are provided by third parties.
Heating/Hot Water
As part of our commitment to climate protection, we regulate the heating and hot water supply accordingly. Should you find the hot water or room heating insufficient, please contact us.
Return of the Rental Property/Final Cleaning
The final cleaning is included in the rental price; however, the tenant is expected to leave the apartment in a tidy condition. The kitchen must be handed over clean, including the dishwasher with cleaned filters and the coffee machine.
Force Majeure and Serious Circumstances
In case of damage due to natural disasters or environmental catastrophes, the landlord may withdraw from the contract without providing a replacement apartment or compensation. The amounts paid will not be refunded by the landlord. The landlord may terminate the rental contract during the rental period if serious circumstances prevent further residence in the apartment or endanger the tenant. Payments already made will be refunded, less any services already provided. However, the landlord may offer equivalent replacements if feasible. If the apartment is unusable due to force majeure (e.g., natural disasters, hail, etc.), the landlord is not liable for any resulting damage or lost vacation enjoyment.
Liability
The landlord is not responsible for the tenant's personal belongings. The tenant is liable for all damages caused by them, their fellow travelers, or guests. No guarantee is given for the descriptions of the holiday apartments on the website or in booking documents. Changes to furniture and the design of the holiday home are possible and must be accepted. The use of the entire infrastructure by tenants is at their own risk. This especially includes the use of gardens and terraces. Never leave small children unattended; the landlord assumes no liability for damages or accidents due to a lack of supervision. The tenant expressly releases the holiday home from all claims arising from accidents in the rental property or its surroundings. The use of the holiday home and its facilities is entirely at the tenant's own risk.
Complaints
Any defects in the holiday apartment must be reported within 24 hours of moving in. After this period, it is no longer possible to assert claims for reduction or compensation. Complaints must be reported immediately so that the owner has the opportunity to correct the situation. No refund of the rental price will be given for early departure due to personal reasons. The apartment is used by many tenants and may show signs of increased wear and tear. Occasionally, country-specific insects may appear, which does not constitute a claim for rent reduction. Construction work or temporary noise disturbances such as helicopter noise (transport) in the vicinity are beyond the landlord's control and do not entitle tenants to a rent reduction or compensation.
Pets
Pets are not allowed. If pets are brought, additional cleaning and garden maintenance costs, as well as a daily flat fee, will be charged.
Travel Cancellation Insurance
We recommend taking out travel cancellation insurance or reviewing your existing insurance for this purpose.
Final Provisions
Changes and additions to this contract must be made in writing. If individual provisions of this contract are or become invalid, the validity of the remaining provisions remains unaffected. Swiss law applies.
